The success of a complex project begins during the pre-construction phase. Having a talented team staffed and led by Construction experts who know what to expect when planning a project is critical. Working closely with the design professionals, the Board and property manager we endeavor to avoid issues which affect projects to ensure that foreseeable issues are addressed early on. This gives us a far better chance of creating a project that can be completed on time and within budget.

CLOSE OUT

Closeout Services will include but not limited to assisting the Owner in determining substantial completion criteria, administering, and coordinating final inspections, reviewing as-built drawings, final pay requests and filling notices of completion.

Tasks include:

  • Resolve completion issues
  • Permit closure
  • Contract completion
  • Resolution of claims
  • Retainage release(s) recommendations
  • Obtain warranty documents, owner’s manuals, etc.
  • Monitor progress of final inspections
  • Confirm lender closeout requirements (if applicable)
  • Request and track subcontractor final releases of lien
  • Track and confirm receipt of contractor’s closeout package to be inclusive of: as‐built drawings, all equipment manuals, warranties, surplus project materials and identification of all finishes
  • Management of punch list items.

WARRANTY
